Know every property you own.
Your management system knows the lease. HomePro knows the house.
You manage hundreds of doors. Your software tracks tenants, leases, rent and accounting beautifully — and almost nothing about the physical building. Ask it these and see how far you get.
- How old is every HVAC system you own?
- Which water heaters are inside three years of replacement?
- Which roofs are oldest, and which have no record at all?
- Which properties keep having the same plumbing problem?
- What model dishwasher is at 123 Main, and is it still under warranty?
- What did the last turnover actually cost you?
HomePro is the layer underneath. Not a replacement for the system you already run — the record of what is actually in each house, how old it is, who touched it last, and what it's going to cost you.
What the report tells you
Portfolio health
One score across every property, and an honest count of the ones with too little on file to score at all.
Attention needed
Every system past or approaching its expected service life, grouped by category and counted by property.
Capital outlook
Five-year replacement exposure in ranges, split into within-a-year, one-to-three and three-to-five.
What isn't known
The properties with no roof on file, no install dates, no record at all. Usually the most valuable page.
It fills itself in as work happens
Nobody in your office is going to sit down and build five hundred property profiles, and any pitch that requires it is a pitch that fails in month two. Instead the record grows from the visits you are already paying for: a technician photographs the label on the equipment, and the make, model, serial and install date land on the property. A turnover walk becomes a condition record. A year of ordinary maintenance turns an empty portfolio into a documented one.
Every property keeps its own passport
Systems, appliances, service history, repairs, improvements, documents, warranties, permits and cost — held against the address rather than against whoever currently owns it. It survives a change of manager, a change of software and a sale. When the property is sold, the record goes with it, which is worth something to the buyer and quite a lot to whoever is selling.
Start with twenty-five of your properties
Pick twenty-five. Send us whatever you already have — a property list, inspection reports, maintenance history, an export from your current system. We build the records and hand you the portfolio report: health, system ages, five-year capital outlook, and everything missing. No charge, and no obligation at the end of it.
We would rather show you what we found in your own houses than talk about software.
