Everything expected to reach end of life inside five years, split into within-a-year, one-to-three and three-to-five. Ranges rather than a single number, because a single number goes into a model and comes back as a promise.
Screening before you buy
Paste the seller's list with whatever system ages came with it and get a health report on a portfolio you don't own yet. Nothing is saved until the deal closes; then it imports in one go.
The properties that keep coming back
Three or more call-outs in the same category in twenty-four months. Usually cheaper to fix properly once, and impossible to spot from an accounting export.
A record that transfers
Held against the address, not against you. It survives a change of manager, a change of software and a sale — and at exit it's the thing that makes a buyer's diligence short.
And it stays filled in
Your properties are already being visited by somebody — a manager, a technician, a turn crew. Each of those visits can leave the record better than it found it: a photographed label fills in make, model, serial and install date without anybody typing. That's the whole mechanism. You don't fund a data project; you get a portfolio that documents itself as a side effect of work you were paying for anyway.
